Furnace and heat pump maintenance in the Tri-Cities

Chapter 01
A season of neglect leaves a furnace or heat pump dirty, out of adjustment and close to failure
A furnace sits idle all summer, then has to light reliably in the first cold snap. Dust and lint build up on the burners and the blower wheel. Carbon film thickens on the flame sensor. The filter has been catching dust since spring, which in this dry country means a lot. Restricted airflow makes the heat exchanger run hotter than it was designed to, and that shortens its life.
Heat pumps run nearly all year here, so they collect two seasons of wear. The outdoor coil clogs with dust in summer and then has to defrost through winter frost and fog. Condensate drains and pans hold debris, and loose electrical connections heat and pit under load. Small drifts go unnoticed until a cold night turns one into a no-heat call.

The tune-up follows the heating sequence from thermostat to exhaust
For a furnace, the tech tests the thermostat call and watches the full start sequence. The burners are inspected and cleaned, the flame sensor is cleaned, the igniter is tested, and gas pressure and temperature rise are checked against the nameplate. The heat exchanger is inspected for cracks and rust, the venting and inducer are checked, and carbon monoxide is measured at the supply and in the flue.
For a heat pump, the tech cleans the outdoor coil, checks the defrost cycle and its sensor, tests the capacitors and contactor, and reads refrigerant pressures and the temperature split. On either type the blower is cleaned and checked for amp draw, the filter is changed or confirmed clean, and the ductwork near the equipment is checked for leaks and loose connections.
Chapter 03
Filters, timing and a fall visit carry a system through the rest of winter
Book the tune-up in early fall, before the first hard freeze, so any weak part is found as a scheduled job. A-One recommends annual tune-ups and offers maintenance plans. During heating season, check the filter monthly and replace it when you can no longer see light through it, or on the schedule the tech gives you for your filter type.
Between visits, keep supply vents and returns uncovered, keep stored items away from the furnace, and keep the heat pump outdoor unit clear of leaves, snow and ice.
