Chapter 01
The first five minutes decide how much water you clean up
Find the main shutoff before you do anything else. In most Tri-Cities homes it sits where the water line enters the house, in the garage, at a crawlspace wall or in a utility closet near the water heater. A few homes have it in a meter box at the curb. Turn it clockwise until it stops. A gate valve takes several turns, a ball valve a quarter turn. Then open the lowest faucet to drain the lines.
Turn off the water heater as well. With no water coming in, an electric element can burn out dry, and a gas unit keeps firing on a tank that is draining. Set the gas control to off or pilot, or flip the breaker for an electric unit. If water is near outlets or the electrical panel, stay clear and call for help instead of wading in.

What the plumber does when the truck pulls up

After the water is off
Once the leak is stopped, the wet part starts. Photograph the damage for your records, move belongings off wet floors and run fans if you have them. Drywall and insulation that stay wet grow mildew, so the sooner wet material dries or comes out, the less you replace. Your insurer decides what is covered, so keep receipts and photos together.
In the Tri-Cities the winter emergency is the freezing snap. Hose bibs, crawlspace lines and pipes along exterior garage walls are the first to split when the temperature drops fast, and they often show as a spray only after the thaw.
