Faucet repair and fixtures in the Tri-Cities

Most drips and running toilets come from one worn part
A faucet drips because something inside it wore out, and it is almost never the whole faucet. In a single-handle faucet the cause is usually the cartridge. In an older two-handle faucet it is the rubber seat washer or the stem O-ring. Under the sink, a supply line or compression nut that weeps onto the cabinet floor is just as common and much harder to notice.
A running toilet is the same story. The flapper no longer seals, the fill valve sticks open, or the float sits too high and sends water down the overflow tube. Each one wastes water day and night, and each one is a small repair when caught early. Low flow or a hard-turning shower valve often points to an aerator or cartridge packed with grit.

Repair the part, or replace the fixture
Before we replace anything, we close the supply stops under the fixture and check that they hold. Old stops that will not turn or will not seal get replaced first, because the next repair should not need the whole house shut off. Then we look at the fixture. A good faucet with a bad cartridge gets a new cartridge. A faucet with a pitted finish, a cracked body or discontinued parts is better replaced.
New faucets and toilets go in with new supply lines, snug connections that are not overtightened, and a test with the water on before we clean up. Kitchen and bath work also means a look at the drain and the P-trap under the sink, since it is the same cabinet and the same visit. The plumbers also repair and set toilets and work on tub and shower valves.

Hard water shortens the life of every fixture
Tri-Cities tap water is hard, and it leaves white scale on faucet spouts, shower heads and the inside of cartridges. That scale stiffens handles, clogs aerators and chews at rubber seals. Soaking an aerator or shower head in vinegar every few months keeps flow up and costs almost nothing, and it shows you how fast the scale returns in your own house.
When a handle gets stiff or a spout starts to sputter, that is the moment to service it, before scale hardens into the valve. Fixtures in homes with a water softener tend to last longer, and we can tell you what we see inside your cartridges. Wipe polished and brushed finishes with a soft cloth, because abrasive cleaners strip the coating and let corrosion in.
